Transforming Tradition: The Campus by KOKUYO

Redefining Work-Life Balance

In 2021, KOKUYO embarked on a renovation project that breathed new life into a forty-year-old private company building, reimagining it as an experimental hub for the future where work and life intersect harmoniously. Embracing the main concept of “WORK & LIFE PRECINCT,” this project seeks to bridge corporate activities with the broader community and unlock new value in an era characterized by diverse and dispersed working styles.

Innovative Design Approach

Through a process of “subtractive operations,” the existing buildings were transformed into open, spacious environments that seamlessly integrate with the surrounding cityscape. Inspired by the serene allure of nature, the renovated space functions as an urban oasis, inviting occupants to experience the gentle breezes and swaying trees that permeate the premises. This semi-public, semi-outdoor setting serves as a catalyst for creativity, fostering empathic resonance and collaborative interaction among users.

Embracing Inspirational Chaos

At the heart of The Campus lies a meticulously curated blend of programs and activities, creating an environment characterized by vibrant chaos and constant flux. By demolishing the central building and replacing it with an open park, KOKUYO intentionally opened up the site to the surrounding streets, inviting the flow of wind and foot traffic. This transformation reflects a shift from a traditional “corporate-oriented, closed workplace” to an inclusive, community-centric space where diverse individuals converge and cultural exchange thrives.

Integrating Functional Spaces

Within the renovated buildings, various stairs and stages were strategically inserted to provide opportunities for relaxation and socialization. The organic design of these elements contrasts with the solidity of the existing structures, creating visually dynamic spaces that beckon visitors to explore and engage. Additionally, the inclusion of all-gender toilets, a nursing room, a prayer room, and a changing room underscores KOKUYO’s commitment to inclusivity and individual expression.

A Vision for Diversity and Inspiration

By incorporating movable and stackable fixtures with variable usage, The Campus promotes adaptability and flexibility in its design. This renovated space serves as a testament to KOKUYO’s dedication to fostering diversity, innovation, and inspiration, both for visitors and employees. Ultimately, The Campus contributes to the vibrant tapestry of the Shinagawa area, enriching the community with its colorful and dynamic presence.
